necessary to convey title to the buyer. Direct Access Title, Inc. is a
Minnesota Corporation held by the shareholders of Direct Access, Inc.
Because of this arrangement, we are able to offer you excellent service
at the most competitive prices from the very beginning stages to the
last detail of closing the sale. However, use of the Direct Access, Inc.
service does not require that you use Direct Access Title, Inc. to close
the sale of your property. We are confident that our package offers much
greater value and service when compared to the use of an attorney or
other settlement company.
Our Seller's Closing Service Package includes
the following:
Availability of a trust
account for disbursement of payoffs & proceeds
Provide a closing facility and conference room
Prepare the appropriate deed(s) for conveyance of the property
Prepare an affidavit of sellers
Provide and prepare other closing documents as required for closing
Prepare the Minnesota Certificate of Real Estate Value
Contact and arrange for payoffs of mortgages and liens
Prepare satisfactions of mortgages and liens
Prepare a final settlement statement accounting for all monies of the
transaction
File necessary documents as legally required (additional filing fees may
apply)
Deliver payment of the State Deed Tax due at the time of conveyance
Repair of minor title problems not requiring legal work
